Houston’s industrial real estate market is one of the busiest in the country. Warehouses stretch across the city’s outer corridors. Distribution centers continue to grow alongside e-commerce and logistics demand. Behind many of those transactions are brokers who understand not only the buildings, but also the businesses operating inside them.
Andres Aiza has built his career around that idea.
Aiza is a Senior Associate at Alpine Partners, where he specializes in industrial investment sales and project leasing. Based in Houston, he works closely with property owners, tenants, and investors across the industrial real estate market. His approach is practical, relationship-driven, and shaped by firsthand operational experience.
“I don’t just look at square footage,” Aiza says. “I think about how people actually use the space.”
Growing Up in Houston Shaped His Market Knowledge
Aiza was born and raised in Houston. Long before he entered real estate, he was already familiar with the city’s industrial backbone. Houston’s warehouses, rail systems, shipping routes, and energy infrastructure were part of the environment around him growing up.
He attended St. Thomas High School before graduating from the University of Houston’s Bauer College of Business.
His perspective on work and life changed early. When he was sixteen, his father passed away in an oil and gas accident. While Aiza does not define himself by the experience, he says it influenced how he approaches relationships and opportunity.
“It made me realize that time matters,” he says. “You can’t take people or opportunities for granted.”
He also credits his mother for teaching him resilience during difficult periods.
“She always kept moving forward,” Aiza says. “That mindset stays with you.”
Working in Manufacturing Before Real Estate
Before entering brokerage, Aiza worked at Top Foods Inc., a manufacturing and importing company that brought tortilla chips from Mexico into the United States market.
The role gave him a behind-the-scenes understanding of operations, logistics, and industrial space needs. It also helped him see warehouses differently than many people in the real estate business.
“When you work inside a business, you understand what actually matters operationally,” Aiza says. “You stop seeing buildings as just numbers on paper.”
That experience continues to shape how he advises clients today. He often evaluates industrial properties based on workflow, access, loading capabilities, and how efficiently a company can operate inside the building.
“Industrial real estate affects real businesses every day,” he says. “That’s something I always keep in mind.”
Building a Career at Alpine Partners
Aiza later joined Alpine Partners, a Houston-based industrial real estate firm. Today, he focuses heavily on owner representation, helping property owners lease, reposition, or sell industrial assets.
His work also includes project leasing and investment sales across the Greater Houston area and beyond.
One thing that separates Aiza from many brokers is his focus on off-market opportunities. Rather than relying only on public listings, he spends time building relationships throughout Houston’s industrial community.
“Most good deals start with conversations,” he says. “Not everything shows up online.”
That relationship-driven approach has helped him work on transactions involving local businesses as well as Fortune 500 companies.
Why Tenant Representation Matters Too
Although owner representation makes up the majority of his business, Aiza also represents tenants. He believes that perspective makes him more effective overall.
“Working with tenants helps you understand what users really need,” he says. “That helps when you’re advising owners.”
This balanced understanding allows him to structure deals that align with both operational needs and long-term property goals.
Aiza is also bilingual in English and Spanish, which helps him communicate with a broader range of clients throughout Houston’s diverse business community.
“Clear communication is one of the most important parts of this business,” he says. “If people understand what’s happening, they make better decisions.”
A Leadership Style Built on Consistency
Aiza does not describe leadership through titles or attention. Instead, he talks about consistency, preparation, and trust.
“Doing what you say you’ll do still matters,” he says. “People remember that.”
In a market where transactions can move quickly and negotiations can become complicated, Aiza believes steady communication often matters more than aggressive sales tactics.
He also believes patience is underrated in business.
“Not every deal needs to happen immediately,” he says. “Sometimes slowing down leads to better outcomes.”
Outside of work, Aiza enjoys golfing, spending time with family, and watching Houston Astros baseball. He also supports Heroes for Children, a charity that helps families battling childhood cancer, and has volunteered with Loaves & Fishes in Houston.
Looking Ahead in Houston Industrial Real Estate
Houston’s industrial market continues to evolve alongside changes in logistics, e-commerce, and manufacturing. Aiza sees continued opportunity in the sector, but he believes fundamentals still matter most.
“The market changes all the time,” he says. “Relationships and trust don’t.”
That practical mindset has helped Andres Aiza build a career centered on long-term thinking, operational understanding, and steady leadership within Houston’s industrial real estate industry.
