An annual maintenance contract (AMC) from a licensed Dubai provider costs between AED 2,000 and AED 3,500 per year for a residential villa. Emergency AC repair during peak summer, when demand surges and technician availability tightens, runs AED 500 to AED 2,000 per visit. A compressor replacement, the most common major failure during Dubai's June-to-September cooling season, costs AED 8,000 to AED 15,000.
The return on investment isn't subtle. One avoided compressor failure pays for five to seven years of preventive maintenance.

We analysed three years of maintenance data across a portfolio of Dubai investment properties. Properties with active AMCs averaged AED 2,800 in annual maintenance spend. Properties maintained reactively, calling for service only when something broke, averaged AED 7,100 in annual repair costs.
The reactive properties also experienced an average of 11 days of cooling downtime per year during summer months. For landlords charging AED 180,000 in annual rent, 11 days of an uninhabitable property represents approximately AED 5,400 in prorated rent loss, plus the cost of emergency accommodation for tenants, plus reputational damage that costs future lease renewals.

What an AMC covers

Locking in an AMC during spring means the first quarterly inspection happens before the cooling season starts. Problems are identified and resolved when parts are available and technicians have capacity. The property enters the high-stress summer months with clean filters, topped refrigerant, and tested components.
For property investors managing portfolios, the business case writes itself. Lower annual cost, lower risk, documented compliance, higher tenant satisfaction, and higher resale value. The alternative is a July phone call from an angry tenant and a four-figure repair bill.
